Lomita Village fully refurbished home in 2019. This is not a flip home, it's totally redone. 2br, 1Ba, single level home with a detached oversized 2 car garage. Nice size lot with new colored concrete driveways, new artificial turf and custom drip irrigation. Has new roof, plumbing, electrical, new windows, and new kitchen and bathrooms. Removed all of the original single pane windows and replaced with Pella dual pane high efficiency windows. All windows were enlarged to allow more natural light into home. 3. Replaced the Doors and jambs of all exterior doors. Replaced with new stucco moulding at doors. Foamed in any gaps and caulked with rated flexible air seal caulking. Both house and garage exterior doors were replaced. 4. Replaced Garage door jambs and stucco mouldings. Replace old wooden garage door with new sectional garage door with opener. 5. Repapered and re-brown-coated all exterior walls on both house and detached garage. Then applied a new coat of sand textured stucco. During the re stucco also replaced weep rail on house. 6. Every component in both the house and garage as it relates to hot and cold water, sewer piping, gas lines has all been replaced with new all the way to clay pipe from city. All sinks, tub and toilet have been replaced with new. A new washing machine and gas dryer hookup was installed in garage. A new tankless water heater was installed. 7. Every component in the house as it relates to electric distribution, lighting, and fans has been replaced. That includes a new 100 amp subpanel and coaxial cable distribution to every room. 8. The floor throughout the entire house is all new with a commercial grade vinyl wood grain appearance floor. Very durable and not sensitive to water. 9. Every interior door and jamb is new. 10. All of the walls in the house have new R15 insulation. 11. The drywall in both the house and garage has been replaced. 12. The trim and base and door casings are all new. 13. All interior and exterior surfaces of the house and garage that were not re stuccoed have been primed and painted. 14. Trenches were excavated for drain pipes and irrigation throughout lot. A new yard drain system was installed and new irrigation distribution was installed. 15. On the exterior of house all of the original concrete has been removed and lot was cleared and regraded for proper drainage. Forms were set . Rebar placed 24” on center and 3000 psi colored concrete placed and finished. 16. New wood fences were installed with new gates. 17. In front yard and rear yard new artificial turf was installed to reduce water usage. 18. A series of drought tolerant plants were planted in front and rear yard. Irrigation drip lines were brought to every plant. In summary the only things not replaced while this renovation was being done was the slab under the house and garage. They had no cracks or damage. The wood framing in the house and garage were both inspected and both structures were tented for termites. Other than that this property is new.
